Estate Agents are REALTORS. What's the difference you say?? I AM A REGISTERED MEMBER OF THE NATIONAL, THE FLORIDA, AS WELL AS THE WEST PASCO BOARD OF REALTORS. I not only abide by the laws and ethics such as a licensed real estate licensee but I MUST abide by the ETHICS AND LAWS OF THE FAR (Florida Association of Realtors) and the NAR (National Association of Realtors).
So many times I hear people say they don't NEED a realtor to sell their home or to find a home but when I ask them WHY they feel that way, the answers I receive are sometimes quite amazing. For example, I will hear that they once had a realtor that didn't show their property or they didn't like the realtor's personality or they feel Realtors' get paid BIG BUCKS for doing LITTLE WORK and much more that I can't mention.
Did you know Realtors are ranked just BELOW car salesmen? Unbelievable isn't it? I can assure you that ALL REALTOR'S ARE NOT CREATED EQUAL. Yes, there are those among my profession who are PART-TIME, who are concerned with themselves, who do not work with the buyers and only LIST the house. I tell you THAT'S WHY THEIR COMMISSION IS SO LOW! They are NOT a Full-Service Realtor.
When someone contacts me I find out if they are pre approved anywhere, which is very IMPORTANT NOWADAYS. If they are not, I get them linked up with a
mortgage broker or banker while I begin to get their profile together and get started helping them find the area where they work, how far they want to drive, etc. And LISTEN to their needs. I then begin the search for the CORRECT home. Depending on what is available and how soon we find the "right" home, I put anywhere between 20-500 hours sometimes just in searching. Then I GO TO BAT for them in negotiations. I work the deal for them, do a market analysis to see whether the list price is correct or not and help them decide what to offer. I write the contract make sure all inspections are done, stay with the process until closing is completed.
